House Extension Huddersfield

Running out of room is one of the most common reasons people start looking at a house extension in Huddersfield. The kids need their own space, you’re working from the kitchen table, or the kitchen simply isn’t big enough for how your family lives now.

An extension is often the answer, and for many homeowners a home extension makes more sense than the cost and upheaval of moving. At A1 Driveways, we design and build house extensions across Huddersfield and the surrounding area. We can also finish the job outside, with the driveway, patio and paths, so you don’t have to chase a second contractor.

Why Huddersfield homeowners extend rather than move

Huddersfield has a mix of homes you won’t find everywhere: Victorian stone terraces, solid 1930s semis, post-war family houses and character properties on the hillsides. Many of them sit in streets and neighbourhoods people don’t want to leave.

When you add up estate agent fees, stamp duty, solicitors and removals, a home extension often wins on cost alone. It also lets you design the space around your own routine, keep your schools and neighbours, and add value to a home you already like.

House extension types we build

Every home extension starts with how you want to use the space. These are the main types we build:

Single-storey rear extension

The classic choice for a larger kitchen-diner or family room. It’s usually the quickest way to add useful floor space and open up the back of the house to the garden.

Side return extension

Common on terraced and semi-detached homes with a narrow strip of unused land beside the house. Filling it can transform a dark, narrow kitchen.

Double-storey extension

Adds a room downstairs and one or two bedrooms or a bathroom above. It costs more than a single storey, but gives you more space for the footprint you’re building on.

Kitchen extension

Often the most requested project. We can plan for bi-fold or sliding doors, rooflights and a layout that works with your existing house rather than fighting it.

Garage conversion

A sensible way to gain a home office, playroom or guest room without extending outwards. It still needs building regulations sign-off and a proper look at insulation, damp-proofing and the old garage door opening.

Wrap-around and multi-room extensions

For larger projects that combine a rear and side extension in one build. The planning and structural work is heavier, so we’ll talk it through with you early.

Building on Huddersfield’s Hills and Stone

Every property is different. We consider Huddersfield’s landscape, traditional stone homes and local planning requirements before work begins.

Sloping Gardens

Many Huddersfield properties sit on sloping ground. This can affect foundations, drainage and how the new extension connects with the existing house and garden levels.

Matching Natural Stone

Stone-built homes often look best with an extension that complements the original materials and detailing. We discuss suitable stone, brick or render finishes to help achieve a cohesive result.

Older Walls and Properties

Victorian homes and solid stone walls need careful consideration where old and new structures meet. Insulation, damp protection and structural openings all need the right approach.

Conservation Areas and Listed Buildings

Some properties around Huddersfield are subject to additional planning restrictions. We help identify potential considerations early, so you can check the requirements before investing in detailed plans.

Planning permission, building regulations and the Party Wall Act

This is where many people get nervous, so here’s the plain version.

Planning permission. Many single-storey rear extensions can be built under permitted development rights, which means no full planning application. That’s not guaranteed. Rules depend on your house type, how much you’re extending, how close you are to boundaries, and whether you’re in a conservation area or your property is listed. Flats and some other property types don’t get the same rights. If it’s unclear, you can apply to Kirklees Council for a Lawful Development Certificate, which confirms in writing that your plans are lawful.

Building regulations. Almost every extension needs building regulations approval, even when planning permission isn’t required. This covers structure, insulation, drainage, fire safety and ventilation, and inspections happen at key stages of the build.

Party Wall Act. If you’re building on or near a shared wall, or excavating close to a neighbour’s property, you may need to serve notice under the Party Wall etc. Act 1996. Better to sort this out early than halfway through the dig.

We’ll help you work out what applies to your project and guide you through it. For legal certainty on planning, always confirm with Kirklees Council.

FAQs About Block Paving in Huddersfield

Do I need planning permission for a house extension in Huddersfield?

Not always. Many single-storey rear extensions fall under permitted development, but there are limits on size, height and position, and the rules are stricter in conservation areas or for listed buildings. Flats and some other property types don’t have the same rights. If you’re unsure, apply to Kirklees Council for a Lawful Development Certificate, or ask us at the site visit and we’ll help you work out the next step.

Do I still need building regulations if I don’t need planning permission?

Yes, in nearly all cases. Building regulations are separate from planning permission and cover how the extension is built: structure, insulation, drainage, electrics and fire safety. You’ll receive a completion certificate at the end, which you’ll need when you sell.

How long does a home extension take?

It depends on the type and size. A modest single-storey extension typically takes several weeks of on-site work, while a double-storey or wrap-around project takes longer. Design, drawings and approvals come before the build, and that stage can take weeks or months. We’ll give you a realistic timeline in your quote.

Will I need to move out while the work is going on?

Most people stay put. Expect noise, dust and some disruption, particularly when the new space connects to the old. If your kitchen is being rebuilt, we’ll plan how to keep you cooking, even if that means a temporary setup. We’ll talk through this before we start.

Can you match the stone on my existing house?

We can aim for a close match using reclaimed or sourced natural stone, or choose a complementary finish if an exact match isn’t practical. It’s worth discussing early, because materials affect both the look and the budget, and the council may have views if you’re in a sensitive area.

Can you also do the driveway and patio once the extension is finished?

Yes, and it’s one of the main reasons people choose us. Building work usually churns up the front and back of a property. We can finish with a new driveway, patio or paths so the whole project is done in one go, using the same team.

Had A1 Driveways Ltd round recently to install an imprinted concrete driveway, and I must say – the results are absolutely first class. From the moment they came out for the quote, it was clear we were dealing with a professional outfit that takes real pride in their work. The lads were punctual, polite, and kept everything tidy throughout. They walked us through the whole process, gave us great advice on patterns and colors, and didn’t try to upsell anything unnecessary. What really impressed me was how quickly and efficiently the team worked without cutting corners. Everything was done to a high standard, and they left the site spotless once the job was wrapped up. If you're after an imprinted concrete drive that’s built to last and looks the business, I wouldn’t hesitate to recommend A1 Driveways Ltd. Cracking job, fair price, and proper workmanship.
